On several of its projects Ircon Ltd. has worked under the EPCM model: Engineering, Procurement and Construction Management. Under EPCM the company designs the project, organises the procurement of materials, equipment and contractors, and manages construction on the client's behalf through to completion. The client has a single partner responsible for bringing design, supply and construction together.

Ircon Ltd. delivered the Air Sofia maintenance hangar, built as an extension to an existing building and designed for AN-12, MD-82 and Boeing 737-800 aircraft, on a turnkey EPCM basis. The Rose Air hangar followed the same model: a maintenance facility for the Airbus A320, with servicing capability for the A319, A321, Boeing 737, MD-80 and An-26.
Logistics clients include Gorenje, whose distribution centre serves both road and rail transport; Nestlé, for whom Ircon Ltd. delivered both phases of a distribution centre with a high-rack warehouse; and Interlogistics, whose Sofia base combines a logistics centre with an administrative building.

The projects delivered this way span aviation and logistics, from aircraft maintenance hangars to distribution centres with high-rack warehouses and rail access. Each combined the design of a technically demanding building with the organisation of its supply and construction.

Project management keeps many parties moving in the same direction: the client, the designers, the suppliers, the contractors and the authorities. In practice it means a clear programme, defined responsibilities, controlled changes and regular checks of quality and progress on site. Because Ircon Ltd. is itself an engineering company, technical questions that arise during construction can be answered by the same team that designed the project.
